WHAT IS A REIT?
REIT is an abbreviation for Real Estate Investment Trust, and is a pool of invested capital from numerous sources or investors for the sole purpose of owning, operating or financing income generating real estate.
WHY INVEST IN A REIT?
Over the last 45+ years, REITs have provided investors with reliable increasing dividends through long-term capital appreciation, when compared to the broader stock market and other types of investments. In addition, the investment has many tax advantages including: RRSP and TFSA eligibility.
WHY 3H REIT?
The mission of 3H REIT, Canada’s first private REIT with the social purpose, is to own, manage and grow a portfolio of 100% affordable housing properties into perpetuity, by funding 3H Properties mission to build 100% affordable housing, in Canadian secondary markets.

The need for affordable housing far outweighs the current rate of supply, which in Toronto, is about 5% of mixed-use residential developments. For example, “a person aged 16 to 54 waiting for a one-bedroom unit in St. Catharines or Welland is looking at a 16-year wait; that same person would wait 18 years in Niagara Falls, 13 years in Thorold, 12 in Port Colborne, 10 in Lincoln, and seven in Fort Erie”, according to TVO50’s article titled Inside Niagara’s Affordable-Housing Crisis. 3H REIT, in partnership with non-profits, institutions and 3H Properties, will tackle this affordable housing need head on by focusing solely on 100% affordable developments, thereby providing housing at up to twenty times the current rate in Toronto.

BENEFITS TO OUR NON-PROFIT PARTNERS AND OTHER INSTITUTIONS
3H REIT provides a vehicle to our partners to help diversify their existing portfolios and provide liquidity they previously did not have and receive dividends all under the shared social purpose to develop as much 100% affordable housing as possible.
This is accomplished through two different means:

New Developments - acquire property and enter into a long term lease with one of the following:

Non-profits to develop land or buildings through conversion

Employers and municipalities to develop employee housing

Landlords to develop land or underutilized buildings

Hotel owners to undertake conversions

Existing Properties - seek to acquire existing non-profit properties and

Convert to a mix of affordable housing class types

Offer new housing to those wishing to make a transition

Lease the property back to the non-profit on a long-term lease in perpetuity

Make the property profitable

Assist the non-profit convert their liquidity into more affordable housing
